Tucked into the landscape, this sheltered home would have enjoyed stunning views of the harbour. This residence was to be located within a private gated community which provides a unique rural and coastal lifestyle to its residents.

The un-realised design was to be built over the slab and foundations of the clients existing home. The intention was to reduce unnecessary cost by reutilizing the existing building platform and services.

The brief required a significant family home with a large outdoor entertaining area for family and friends. The clients intent was to create a home away from home for younger family members with plenty of room for grandchildren to stay during Northlands extended summer period.

The concept was to create a simple family home that would be both solid and durable. With the possibility of multiple guests staying at once, the solid construction would perform better acoustically reducing sound transfer between levels and rooms. The solid construction would also perform well thermally throughout the year reducing the need for additional cooling or heating during summer and winter months.

The large North facing windows and user controlled louvers would also provide the ability to control the amount of natural light and solar radiation to living areas.
