Usually this occurs at the infancy of a larger multi-unit, mixed-use or commercial project but can also occur on smaller projects and are often undertaken after the feasibility study. The outcome is an architectural scheme that identifies a project's optimal possibilities, risks both short and long term and potential of staging a project. This process offers the client the design information necessary to assess the viability & success of a large-scale project.
After establishing the clients brief, we create a design solution through basic concept sketch plans and drawings to discus with the client. We may also consult with Territorial / Building Consent Authorities based on the scope of work.
Once the concept design has been agreed, we turn the concept plan into a preliminary design solution with 3D computer modeling. This will give you an impression of the finished project before it's built. Generally once this is complete we would obtain a cost report from a Quantity Surveyor to establish an estimate of the project cost.
We can provide graphic presentations of any architectural project. We have specialised computer software to produce three-dimensional renderings as well as the ability to create an artists impression of the final project. These services are often used as visual aids for selling purposes or resource consent applications.
In some cases the project many fall outside the scope and requirements of the district plan. In this instance we work with the relevant Council and Town Planning Consultants to obtain resource consent approval.
During this stage we coordinate and integrate input from specialists, sub-consultants, and any decisions made as a result of the resource consent process. The design is also refined to a stage from which detailed design drawings, building consent drawings and documents can be prepared. We also prepare finishes schedules of preliminary materials, fittings and finishes. Obtain and report on the cost estimate from a Quantity Surveyor and update / report on the project timeline.
Working Drawings - Detailed Design & Documentation
This stage takes the design documents to the next level where a more detailed and methodical approached is taken so to produce documents and drawings which allow the project to be accurately priced and built. From these documents the relevant Council will also approve the construction during onsite inspections.
As this stage the detailed design drawings and other documentation are submitted to council in order to obtain a Building Consent. We can also assist through the consent process by constant communication with the relevant Council.
Detailed Design Drawings are produced so that contractors can give you the best price based on the drawings that represent the finished project. We would also recommend the drawings be priced by a Quantity Surveyor at this stage for an accurate cost comparison.
Generally we would issue a final construction set of drawings + documents to the contractor before site works begin. This is to construct projects from the most up to date and relevant documentation. This step is also implemented as a quality control measure to ensures any changes that may have occurred during the consent and tender processes are picked up minimizing the risk of costly mistakes.
Site Observation & Contract Administration
While design and documentation of buildings may be rightly regarded as our core skill, the architect or design professional is also trained to take an overview of the entire building process. No other professional offers such a comprehensive service.
This stage of the process is sometimes referred to as project management, which historically has been the role of the architect. The construction process and the involvement of the many parties that participate can prove stressful at the best of times. Having a trained professional to assist you through this process can help to relieve any added pressure.
We offer site observation, which enables us to co-ordinate the building process with the client and respond to their enquires. We also make periodic site visits to deliver the final project as the design was intended.
During this phase we not only monitor progress of work and record variations but we also receive contractors' claims and prepare payment schedules. We also assess the quality and report on work finished while making sure it is compliant with the building consent documents. At the final stage we determine and certify practical completion, assess any defects and issue defects notices and assemble a maintenance manual for the client.
We believe there is no one better situated to understand and integrate the overall design of the project or master plan based upon our concept. Often we work with outside consultants to establish a more detailed layout or planting scheme based upon our initial drawings.
